Students can earn the Master of Real Estate Development at the University of Arizona's main campus in Tucson, Arizona or from anywhere in the world through Arizona Online.

The coursework for the MRED degree is the same for online and in-person students.

Accelerate your career without putting it on hold. Many online MRED students are professionals who earn their degree while working full-time.

 


Curriculum

The Master of Real Estate Development program is comprised of 10 courses totaling 30 units. Online courses are offered in seven week increments, and in-person courses are a full 14-week semester. ♦ Real Estate Development Analysis

9 units

The Graduate Certificate in Real Estate Development Analysis focuses on the fundamentals of real estate development and the processes by which public- and private-sector decisions are made. Students will understand the historical development of real estate markets and the associated impacts on risk and return.

► Real Estate Development Finance

12 units

The Graduate Certificate in Real Estate Development Finance focuses on the fundamentals of finance in real estate development. Students will examine the capital markets and factors that shape the flow of funds into real estate investments.

⬛   Real Estate Development Practice

12 units

The Graduate Certificate in Real Estate Development Practice focuses on the fundamentals of real estate development implementation through an in-depth analysis of development projects from project conception to final proposals. Students will be exposed to construction methods and project management within the development process, and the tools and methods utilized in the public and private sectors.

MRED/MS Urban Planning Dual Degree

Students who are interested in earning a Master of Real Estate Development degree from the University of Arizona have the opportunity to earn a Master of Science in Urban Planning concurrently with the MRED, in less time than it would take to earn each degree separately.

The dual Master of Real Estate Development/MS Urban Planning degree is designed for students who are interested in the development of sustainable built environments through the practices of responsible real estate development and urban planning. Students need to be admitted to each program independently, and are able to complete this dual degree in just five semesters.


Accelerated Master’s Program

Qualified CAPLA undergraduate students have the opportunity to earn the Master of Real Estate Development degree in a shorter period of time through the university’s accelerated master’s programs (AMP). Qualified students in CAPLA’s Bachelor of Landscape Architecture, BS Sustainable Built Environments and Bachelor of Architecture programs have the opportunity to earn the MRED with one additional year of study.

Subsequent to being admitted to the AMP, B.Arch, BLA or SBE students in their fourth and/or fifth years begin to take graduate courses in their preferred planning curriculum. Twelve of the graduate units earned may be used to count toward both degrees; i.e., these units will meet the BLA, SBE or B.Arch upper-division open elective requirement.

The focus of this course is the analysis of capital formation in commercial real estate and examination of the tools real estate investors use to make investment decisions. The course includes sections on capital sources, investor concerns and hurdles, data sources, investment fundamentals and tools, discounted cash flow modeling, and pre-tax equity distributions for a range of partnerships.

There is an interest in assuring that real estate development of the future is more socially, environmentally, and economically responsible than in the past. Emerging research shows that responsible real estate development can produce competitive short-term and superior long-term financial returns. This introductory course will review sweeping changes occurring in real estate development.

This course provides students a review of the legal principles that inform and regulate the due diligence and entitlement process that is the basis of every successful real estate transaction.

The objective of the course is to introduce real estate development students, and those from other majors and programs, to construction management as a component of the real estate development process.  The course will introduce students to the fundamentals of building construction, project budget estimation, project management, scheduling, and project leadership. The course will focus both case analyses and discussions of best practices.  Industry experts will provide insight and help guide the course substantively.  The course will ask students to analyze decisions made by real estate developers about construction management and communicate clearly about construction management and its role in mitigating risk and enhancing project returns.

This course will introduce students to the fundamental concepts of urban design and urban form and the role these play in placemaking in cities, towns and suburbs. The course will cover the work of urban design theorists, variables that impact a community's sense of place, challenges and opportunities in modern city design, and methods to design more livable and sustainable cities.

This course serves as a primer for the analysis techniques and data sources used to segment real estate markets, quantify demand, and evaluate competing supply. This course considers the balance of demand and supply as a key component to responsible real estate development.

A case-oriented approach to site selection, rezoning, financing, architectural design, economic feasibility, and other facets of the land development process.  Graduate-level requirements include the completion of a series of research projects.

This is a core course that focuses on suite of economic approaches that broaden planners' and developers' ability to make informed economic decisions from the perspective of the public sector.

This course builds on the skills and tools introduced in RED 401/501 (Introduction to Real Estate Finance). Advanced RE Finance continues the arc started in RED 401/501 and moves beyond fundamentals to more advanced topics in real estate finance. The objective of the course is to provide students with a lab environment in which they can practice financial decision-making related to real estate development and investment.

This course provides an opportunity for Master of Real Estate Development students to engage in a culminating experience involving a substantive project which demonstrates a synthesis of learning including broadly comprehensive knowledge of a disciple, its methods, and processes.  The student will work under the direction of a faculty member in conjunction with members of the real estate community to identify a project, conduct analysis and synthesis, and to prepare a final report and presentation.
